Due to limited supply (3 Parcels) and high demand, all lake front parcel reservations will be entered into a lottery process. Reservations require a $1,000.00 deposit payment to be held in a 3rd party escrow account.
Reservation submissions will be chosen on or by October 31, 2023.
If your reservation is not chosen, your $1,000.00 deposit will be fully refunded.

Q: Is there Municipal water available on the Ranch?
A: No. Underground water storage cisterns are recommended. Each homeowner is responsible for hauling in water to fill their cisterns annually or as needed. (Specifications available upon request)
Q: Are there plans to have a shared community well for on-site water access?
A: Yes, however this is contingent on a domestic well permit approval & is planned for Summer ‘24.
Q: Is there a municipal sewer system on the Ranch?
A: No. Each homeowner will be responsible for installing their own septic system.
Q: Is the power grid available to the Ranch?
A: Yes, planned for summer of '24. San Miguel Power Company provides the Groundhog Lake Community with power. Each Resonance Ranch homeowner is financially responsible for all costs associated with pulling the grid power to their homesite. (Solar & battery storage system specs available upon request)
Q: What are the roads like on the ranch?
A: The first phase of the Resonance Ranch road construction is scheduled for Summer ‘23.
Phase 1 Road Construction will be a 12’ wide engineered dirt road with culverts where needed.
Q: Is there an HOA or any other Membership Dues in Resonance Ranch?
A: Membership Dues are $300 per parcel, per quarter, for general infrastructure maintenance. ($1,200/year)
Q: Are boats allowed on Groundhog Lake?
A: Yes. Open hull boats are allowed with a 20hp max motor.
Q: What kind of seasonal access is there to the Ranch?
A: Maintained County roads access is from April - November. Winter access requires snow-tracked vehicle or snowmobile.
Q: Is there trash hauling services?
A: Yes. A private trash hauling service can be scheduled for pickup however is not a regularly maintained service.
Q: Is there mail/postal service?
A: Mail is not delivered directly to the Ranch. There is however a cluster mailbox located outside of the Groundhog Community & is available for free to Groundhog Lake community residents.
Q: Is there cell phone reception/signal on the Ranch?
A: AT&T signal is received.
Q: Is there an ISP available on the ranch?
A: Starlink provides high speed internet connectivity.
